Hybrid Building Management Service Model
We have analysed the market as well as our current portfolio of buildings to identify which buildings & communities, our new model is ideal for:
Small to medium-sized buildings
Buildings consisting of 20 to 100 lots
Engaging a Building Manager on a Part-Time basis, for approximately 5 to 15 hours per week
Buildings that may not have a location for the Building Manager to work from
Buildings who will benefit from utilising an Online Building/Community Management Software/Portal
Cost Benefit
This model is often approximately 20-30% cheaper than other service models and offers flexibility with onsite requirements.
Additionally, the cost of the Online Building/Community Management Software/Portal is included in our annual fee.
Structure
The Hybrid Model provides a balanced approach to ensuring the onsite & offsite requirements of a building are managed comprehensibly. We allocate a team of two (2) Building Managers, who manage other local buildings.
One manager is dedicated to onsite requirements, while the other handles offsite administrative tasks, ensuring comprehensive management at a cost-effective price. Given the smaller number of hours and scope, we focus on the key duties of a Building Manager.

- Approximately 50% of the time we are engaged for is spent onsite, with the other 50% of time being provided from one of our seven (7) company office locations (as there is often no location to work from)

- Online Building/Community Management Software/Portal is included in our annual fee
- Dedicated Account Manager (Supervisor) for each building
- Relief Personnel (for periods of leave)
Duties & Responsibilities
Building Manager 1 – Lead/Offsite Building Manager:
Managing emails, phone calls, and communication
Liaising with the Strata Committee and Strata Manager
Tabling quotes and managing documentation
Preparing Monthly Building Management Reports
Overseeing overall strategy for building management
Building Manager 2 – Onsite Building Manager
Onsite presence
Building inspections
Contractor management & oversight
Investigating & diagnosing potential issues
Access control, swipe/fob programming & CCTV management
